Your first 90 days as a broker in Dubai
The first three months decide if you stay in the business. Most new brokers do not fail for lack of talent: they run out of money or out of method. Here is a simple plan.
Before day 1: your money
Most of your income will come from commission, and a deal can take weeks to be paid. Engel & Völkers Dubai gives an estimate of AED 6,000 to 15,000 a month for a leasing agent in months 0 to 6, from 2 to 4 rentals (December 2025). It is an estimate, not a promise. Plan your savings for several months without a commission, and use the commission calculator with prudent numbers.
Days 1 to 30: paperwork and one market
- Get your broker card. Training, exam, good conduct certificate, then the card through your agency. See your RERA broker card.
- Choose one market: leasing, secondary sales or off-plan, and one or two areas. Leasing gives faster, smaller deals. Sales and off-plan take longer.
- Learn the tools of your agency: CRM, listing portals, Trakheesi permits for your adverts.
- Walk your areas. Visit the buildings, the communities, the sales galleries. Write down prices and service charges.
Days 31 to 60: your network
- Call and message every day, with a target you can keep.
- Meet owners, developers’ sales teams and other brokers. Ask your agency who handles referrals.
- Post useful content about your area, not only listings.
- Ask the most productive broker of your office if you can join some of their viewings.
Days 61 to 90: your first deals
- Follow up every lead within the hour.
- Keep a simple pipeline: new, contacted, viewing, offer, closed.
- After each viewing, write what worked and what did not.
- Review your numbers with your manager every week.
Signs that the agency is not right for you
- You still have no broker card after weeks, or nobody explains why.
- The leads promised in the interview never come.
- Deductions from your commission that were not in your contract.
