Real estate careers in Riyadh

Jobs, neighbourhoods, where to invest, agencies and training for brokers in Riyadh. Real estate in Saudi Arabia is regulated by Real Estate General Authority (REGA), with rules that differ from the UAE.

The market in Riyadh

Savills counted about 6,944 residential transactions in Riyadh in H1 2026, up 4.9% year on year, though their value fell 20.7% to SAR 11.25 billion (Savills, August 2026).

The capital is the Kingdom's largest and most active market, carrying 44% of national transaction value in July 2026, with growth pushed north and east by giga-projects and more than 700 regional headquarters. Home sales fell 55% in 2025 according to Knight Frank, while Grade A offices stay almost full. Brokers here work under the five-year rent freeze that began in September 2025.

Foreign buyers
Non-Saudis can buy in Riyadh's 9 designated zones: Qiddiya, New Murabba, Diriyah Gate, King Salman Park, KAFD, Sedra, the Sports Boulevard and arts district, King Salman International Airport and one transit-oriented development site. Legal residents may also buy one home for their own use anywhere else in the city. REGA says the Riyadh list is not necessarily final but has given no date for adding zones.
Broker licence
Nobody may broker or market property without a REGA licence, issued under the FAL brand and applied for online through REGA's brokerage platform. Under the implementing regulations an individual must be at least 18, have full legal capacity and a clean record, complete REGA's qualification programme for each activity and pay the fee; the licence lasts one year and can be extended up to five, with renewal requested within 60 days of expiry. From 1 September 2026 first-time applicants take three mandatory remote courses (brokerage, marketing, anti-fraud and money laundering) and an in-person exam set by the Saudi Real Estate Institute. The regulations set no nationality rule, but brokerage and real estate marketing have been 100% reserved for Saudi nationals by the labour ministry since October 2021, so in practice non-Saudis cannot work as licensed brokers; official fee amounts are not published in the regulations.
