The market in Tangier
Tangier prices rose 2.3% quarter on quarter in Q2 2026, the fastest among Morocco's large cities, while Tanger Med handled a record 11.1 million containers in 2025 (Bank Al-Maghrib and ANCFCC, August 2026; Finances News, February 2026).
Tangier has grown into an industrial and logistics city on the back of the Tanger Med port, which handled a record 11.1 million containers in 2025, and the free zones and car plants around it. Thousands of workers arrive each year, and the city also draws Moroccans abroad living in Belgium, the Netherlands and Germany, plus Moroccans looking for holiday or retirement homes. Prices rose 2.3% quarter on quarter in Q2 2026, the fastest of the big four cities, after a flat 2025 (+0.6%), and Hespress reported in 2025 that rapid price rises had outpaced local incomes.
- Foreign buyers
- Foreigners buy freely in Tangier on the national rules. ReaConsult notes residential and seasonal demand from MRE families from the north living in Belgium, the Netherlands and Germany, and Tanger Med's industrial zones bring expatriate and executive tenants. Hespress reported in 2025 that some developers demanded undeclared cash payments; since 1 July 2026 any part of a price above MAD 300,000 paid off the books carries an extra 2% registration duty.

- Agent licence
- Morocco has no broker licence, no professional card and no entry exam: the job of real estate agent is not defined by any law. A draft law on the status of real estate agents (bill 36.17, 37 articles) was filed in February 2014 and sent to the Secretariat General of the Government in 2017; it would require a clean criminal record and either a two-year post-baccalaureate degree or five years of experience. The Housing Minister promised in October 2023 to relaunch it, but in March 2025 Bladi reported it was still not adopted, and in November 2025 Rabat agents told Le Brief the profession still had no legal framework. No adoption had been found as of October 2026. A voluntary national register counted about 1,312 agents in 2023 (Le360). Agents work under ordinary company and tax law, and the trade is dominated by informal intermediaries called samsars. The full guide
