Real estate careers in Limassol

Jobs, neighbourhoods, where to invest, agencies and training for agents in Limassol. In Cyprus, estate agents must be registered and licensed by the estate agents council, and every sale contract should be deposited at the Land Registry to protect the buyer.

The market in Limassol

Limassol took 38.7% of the value of all property transfers in Cyprus in the first nine months of 2026 (EUR 1.44 billion), with median asking prices of about EUR 4,600 per sqm for apartments.

Limassol is Cyprus's most valuable property market and its business hub for shipping, fund management, tech and the international companies that have moved staff to the island, with a seafront skyline of new towers between the old port and Agios Tychonas. In the first nine months of 2026 the district completed 3,808 transfers worth EUR 1.44 billion, 38.7% of the national total, and lodged 4,860 sales contracts, up 17% (Real Estate Agents Registration Council and DLS data, Cyprus Mail, October 2026). Prices are rising more slowly than elsewhere: the Central Bank index put Limassol up 7.8% in the year to Q2 2026, the only district where growth eased. Asking prices are the island's highest, with medians of about EUR 4,600 per sqm for apartments and EUR 4,167 for houses in July and August 2026, and median asking rents of EUR 22.50 per sqm a month for apartments (AXIA Valuers). Completed resales are much cheaper, with medians of EUR 2,686 per sqm for apartments and EUR 2,221 for houses in the first half of 2026, still the highest of any district (Landbank Analytics).

Foreign buyers
Limassol has a large foreign community, with growing groups from Israel, Russia and Lebanon (FFWD, April 2025), but locals still sign most deals: buyers from abroad signed about 34% of the district's sales contracts in Q2 2026 (GK Law Firm, citing Central Bank data). DLS figures given to Parliament in August 2025 counted 17,083 completed transfers to foreigners in the district plus 7,208 pending, with Russians (2,561), British (1,840) and Israelis (1,154) the largest groups. In Interior Ministry data reported in October 2025, Russians (846), Israelis (571) and Greeks (261) led recent foreign purchases. Non-EU demand picked up again in September 2026, when sales to non-EU buyers in Limassol rose 45% on a year earlier, the strongest rise of any district (Cyprus Mail, October 2026).
Agent licence
Nobody may act as a real estate agent, call themselves one or collect a fee for agency work without being entered in the Council's register and holding a valid annual licence (Law 71(I)/2010, Article 33). The law defines the agent as a person who, for a fee, mediates in a sale, purchase, exchange or lease of more than one month. An individual must be a citizen of Cyprus or another EU member state (or the spouse or child of a Cypriot citizen habitually resident in Cyprus), must not be bankrupt or convicted of an offence involving dishonesty or moral turpitude (unless rehabilitated), and must hold either a recognised degree of at least three years in a relevant subject plus 12 months' practice in Cyprus as a registered assistant, or a relevant master's degree of at least one year. Applicants must also pass the Council's written exam on Cypriot property and town planning law; qualifications from other EU states can be recognised through the European Professional Card. A company can be registered if it is formed in Cyprus or another EU state, has its office in Cyprus, is not being wound up, and all its directors and shareholders are themselves registered and licensed agents. Fees on the government Business in Cyprus portal (October 2026) are EUR 100 to apply as an individual (EUR 200 for a company), EUR 350 for the registration certificate, EUR 250 for each annual licence and EUR 20 for the agent's identity card. Registration does not expire, but the licence runs to 31 December each year; renewal requires EUR 200,000 of professional indemnity cover for the year, proof that the agent holds the office premises, Social Insurance records for every employee, and possibly an on-site inspection. The Council decides within three months. Unlicensed practice is punishable by up to 12 months in prison, a fine of up to EUR 3,500, or both, and the Council can also reprimand, fine up to EUR 2,000, suspend for up to five years or strike off. Enforcement is active: the Council counted about 400 criminal cases filed and 125 convictions for illegal brokerage in 2024, and by early May 2025 another 90 individuals and 35 companies had been convicted (Cyprus Mail, May 2025). Developers selling what they built, court-ordered sales, trustees, liquidators and receivers are outside the licensing requirement. The full guide
