Real estate careers in Marbella

Jobs, neighbourhoods, where to invest, agencies and training for agents in Marbella. Spain has no national agent licence, but Andalusia, Valencia and Catalonia keep their own agent registers, and every sale is signed before a notary.

The market in Marbella

Marbella prime prices rose 8.1% in 2025 against a 3.2% global prime average (Knight Frank Wealth Report 2026, reported by Brainsre), and about 62% of the town's buyers were foreign (Notariado).

Marbella is the luxury capital of the Costa del Sol and the heart of the so-called Golden Triangle with Benahavís and Estepona. Notary data put the average at EUR 4,424 per sqm in 2025, up 7.67% in a year, and EUR 4,864 in Q1 2026, while Knight Frank's Wealth Report 2026 says Marbella prime prices rose 8.1% in 2025, well ahead of the global prime average. Supply is tight because the town's general urban plan has been blocked for more than a decade; a new plan (PGOM) is close to approval, with detailed planning expected around 2027 to 2028. Buyers have become more selective: DM Properties reports villas closing about 13.6% below asking price.

Foreign buyers
About 62% of home buyers in Marbella in 2025 were foreigners, led by British (12.4% of purchases), Swedish (8.9%), Dutch (8.1%), Polish (7.0%) and German (6.7%) buyers, according to notary data reported by Brainsre. In neighbouring Benahavís the foreign share reached about 84%. Americans, Middle Eastern and Latin American buyers are also active in the top segment. With the golden visa gone since April 2025, non-EU buyers now come for lifestyle and investment rather than residence.
Agent licence
Spain has no national broker licence and no compulsory exam. Royal Decree-law 4/2000 (Article 3) opened real estate intermediation to anyone, with no need for the official Agente de la Propiedad Inmobiliaria (API) title or membership of a Colegio de APIs; the API title and the colleges still exist and are a mark of quality, not a legal requirement. Regional rules then add conditions where an agent has premises. Catalonia (Law 18/2007 and Decree 12/2010) requires every agent who works regularly and for pay to register, with recognised training, an office open to the public (or an online-only regime), professional liability insurance of at least EUR 100,000 per claim and EUR 600,000 per year per office, and a surety of EUR 60,000 per year per office (EUR 300,000 for online-only agents), according to the Generalitat. The Valencian Community made registration mandatory with Decree 98/2022, but in January 2025 the Valencian High Court (TSJCV), on an appeal by the competition authority CNMC, struck out the EUR 60,000 guarantee, the EUR 100,000 liability insurance and two other requirements; the ruling could be appealed to the Supreme Court. Andalusia's Housing Law 5/2025 (BOJA 24 December 2025, BOE 8 January 2026) creates a register that its preamble calls mandatory, with entry based on a sworn statement and conditions such as an API title, a relevant degree, or four years of documented experience, plus 100 hours of specific training for the owner and half of the staff, insurance or guarantees and a clean record; a final provision leaves the start of the register to a later step, and its launch date was not confirmed as of October 2026. The Balearic register is voluntary. The full guide

Where to invest in Marbella

Where development is going, with the facts behind it. Not investment advice: check each project before you advise a client.

  1. Golden Mile and Sierra BlancaThe most exclusive strip between the town and Puerto Banús, with hillside Sierra Blanca villas averaging about EUR 5,479 per sqm on notary data (2025) and idealista asking prices on Nagüeles and the Golden Mile at about EUR 6,789 per sqm in February 2026 (+6.9% a year). New-build Golden Mile apartments and Sierra Blanca villas are among the scarcest and most price-resilient products.
  2. Nueva Andalucía and Puerto BanúsThe 'Golf Valley' behind Puerto Banús, popular with families and golfers and strong for holiday rentals; notary data give about EUR 4,287 per sqm (2025) and idealista asking prices were about EUR 5,654 per sqm in February 2026 (+6.6%). Marbella rents averaged about EUR 23.9 per sqm per month in July 2026, the highest in Málaga province (idealista).
  3. San Pedro Alcántara and GuadalminaThe more residential, family-oriented side of Marbella, with a revamped boulevard and beach front, at about EUR 3,915 per sqm on notary data (2025), a lower entry price than the Golden Mile for buyers who want a Marbella address.
  4. Los Monteros, Elviria and Marbella EastBeachside villas and apartments east of the centre; idealista put Los Monteros at about EUR 8,772 per sqm in February 2026 (+11.9%), while the wider Marbella East averaged about EUR 4,076 per sqm on 2025 notary data, so the area spans prime frontline homes and more affordable urbanisations around Elviria and Cabopino.
