Lesson 8 of 8 · 9 min
Money and growing your career in Bali
Calculate your commission and the tax on it, choose a licensed agency with care, plan your next career steps, and run the final checklist before you start.
You now know the rules, the market and the deal. This last lesson is about your own money: what a deal pays, what tax comes off, how to pick the right agency and how to grow from there.
Commission maths
The rules (Bisnis.com, Permendag 33/2025):
- Sales: 2% to 5% of the price. Rentals: 5% to 8% of the rent.
- An agency may pay its brokers up to 70% of the commission.
- Compliant agencies add VAT on their invoice, at an effective 11% for non-luxury services (Directorate General of Taxes, PMK 131/2024).
- In Bali the seller usually pays about 5% (Global Investments).
The splits below are examples, not market averages. Your own split is whatever your written agreement says, up to the 70% cap.
Example 1: a IDR 5 billion leasehold villa, one agency
- Agency fee at 5%: 5,000,000,000 x 5% = IDR 250,000,000
- VAT at 11%: IDR 27,500,000, so the seller pays IDR 277,500,000
- Your share at a 50% split: IDR 125,000,000 before income tax
- The most the agency may pay you, at 70%: IDR 175,000,000
Example 2: the same sale co-broked 50/50 with another agency
- Each agency: IDR 125,000,000 plus VAT
- Your share at 50%: IDR 62,500,000
Example 3: a one-year villa rental at IDR 600 million
- At 5%: IDR 30,000,000. At 8%: IDR 48,000,000
- Your share at 50% of the 5% fee: IDR 15,000,000
Try your own numbers in the commission calculator.
Tax on your income
Most field brokers are paid commission as non-employees. Under PMK 168/2023, income tax (PPh 21) on non-employees is the Article 17 rate applied to 50% of the gross payment (DDTCNews). The Article 17 rates for individuals start at 5% up to IDR 60 million of taxable income, then 15% up to IDR 250 million, 25% up to IDR 500 million, 30% up to IDR 5 billion and 35% above (Directorate General of Taxes).
Worked example, using the IDR 125,000,000 share from Example 1:
- Taxable base: 125,000,000 x 50% = IDR 62,500,000
- First IDR 60,000,000 at 5%: IDR 3,000,000
- Remaining IDR 2,500,000 at 15%: IDR 375,000
- Withheld by the agency: about IDR 3,375,000
This is the amount withheld when you are paid. Your final tax for the year is settled in your annual return and can differ, especially if you also have a salary. A higher rate applies if you have no tax number (NPWP) (Pajak.com), so register one. If you are paid as an employee, the calculation is different: ask your agency’s finance team for a written breakdown.
Paying tax properly is part of being a real broker. AREBI Bali contrasts local agencies, which register their members and withhold tax, with unlicensed foreign brokers paid abroad (Tirto).
How to choose an agency
Ask every agency these questions before you sign:
- Licence: NIB under KBLI 68200 (or 68210), medium-high risk standard certificate, licence shown on its website.
- Certificates: are its brokers and manager certified? Will it support your LSP BPI assessment and renewal?
- Pay: base pay or commission only, your split, when you are paid, and what happens to deals that close after you leave.
- Leads and listings: how many listings does it hold in your area, and who pays for marketing?
- Money: are all payments made to an Indonesian company account?
- Reputation: AREBI membership, real office, clean history.

Growing your career
- Keep your certificate current. It lasts 3 years, so renew on time.
- Move up. LSP BPI also certifies a Level VII managerial scheme (Bisnis.com, May 2026). Managers run teams and can lead a P4.
- Specialise. Leasehold resales, luxury Hak Pakai homes, off-plan launches or long-term rentals each need deep knowledge.
- Build a co-broking network with licensed agencies across Canggu, Seminyak, Ubud and the Bukit.
- For foreigners: the career path is management, business development or investment through a PT PMA, with a work KITAS, never field brokerage (lesson 2).
Before you start: final checklist
- I am an Indonesian citizen with an LSP BPI competency certificate, or I am a foreigner in a permitted manager role with an RPTKA and work KITAS.
- My agency holds an NIB under KBLI 68200 and shows its licence on its marketing.
- I know the sanctions for uncertified brokers after October 2026 (AFU).
- I sign a written agreement before I market any listing.
- I can explain leasehold, Hak Pakai, PT PMA and why nominees are void.
- I check title at BPN, zoning, PBG and SLF before quoting any price or rental income.
- I know who pays BPHTB, the 2.5% seller tax and the commission.
- I follow my anti-money laundering duties and take money only into company accounts.
- I have a tax number and savings for a slow start.
Well done for finishing the course. Now test yourself with the final quiz, and keep practising on the Bali money exercises. Rules in Indonesia change often, so check the official source before you act.
