Your first 90 days as a broker in Egypt

Build a 90-day plan to find your first clients in Egypt through portals, social media, referrals and developer launches, with a daily routine that works.

The first three months decide if you stay in the business. Most new brokers do not fail for lack of talent. They run out of money, or out of method. Here is a simple plan for Egypt.

Where clients come from

1. Property portals. Most searches start online. In September 2026, Semrush ranked these among the most visited real estate sites in Egypt:

  • propertyfinder.eg, about 647,000 monthly visits;
  • aqarmap.com.eg, about 430,000;
  • bayut.eg, about 321,000;
  • nawy.com, about 117,000.

The top site overall was newcities.gov.eg, the state’s new cities portal, which tells you how many buyers follow state housing and land offers. Ask your agency which portals it pays for and how leads are shared.

2. Social media and messaging. Clients ask questions on WhatsApp and social apps before they visit. Post useful content about your area: payment plans explained, delivery updates, real resale prices. Every advert must follow the rules from lesson 4: only licensed, approved projects and no misleading claims.

3. Developer launches. Launches create bursts of demand. Before you push one, check the developer’s delivered projects and the plan approval. In 2025, some developers pushed handovers back by two to three years (Enterprise), so your clients will ask.

4. Referrals. Past clients, friends and family, including Egyptians abroad, who send record remittances home (lesson 5). Stay in touch after the deal.

5. Open days and compound visits. Walk compounds with clients, and walk them alone to learn them.

Your weekly rhythm

Egypt’s weekend is Friday and Saturday, so the working week runs Sunday to Thursday. Weekends are prime time for compound visits, especially for families who work in the week. Many midweek public holidays are moved to Thursday, which gives a three-day weekend: families travel to the coast, or have time for long visits. Book those slots early.

A simple day:

  1. Morning: reply to new leads first, within the hour. Update your CRM.
  2. Midday: calls and follow-ups. Check new launches and price lists.
  3. Afternoon and evening: viewings, then a short note on what worked.
  4. End of day: enter every deal step in your transaction register.

Days 1 to 30: paperwork and one market

  • Confirm your GOEIC status or your employer’s registration, and the training certificate (lesson 3).
  • Choose one market (primary, resale or rentals) and one or two areas.
  • Learn the finishing levels: core and shell, semi-finished and fully finished. Comparing a core and shell price with a finished one is misleading (Nawy).
  • Learn your agency’s CRM and portal accounts.

Days 31 to 60: your network

  • Daily call targets you can keep.
  • Meet developers’ sales teams and other brokers.
  • Ask the best broker in your office to let you join some viewings.
  • Build a one-page sheet per project: developer, delivery record, plan, maintenance deposit, transfer fee.

Days 61 to 90: your first deals

  • Always ask the developer for two prices in writing: the discount for cash or a short plan, and the list price on a long plan. Developers widely offer both (Enterprise, 2026).
  • Keep a simple pipeline: new, contacted, viewing, reservation, closed.
  • Review your numbers with your manager every week.

Mistakes to avoid

  • Working without a written contract or taking commission in cash. Both can bring fines.
  • Selling the monthly instalment and hiding the total, including the maintenance deposit.
  • Promising delivery dates the developer has not kept before.
  • Promising residency to a foreign buyer. The UK government warns that owning property does not guarantee a visa.
  • Chasing every area at once. Depth beats breadth in your first year.

Choosing where to start

If you are still choosing an employer, compare firms on CloserPass agencies and look at open roles on CloserPass jobs. Ask each one about training, leads, the split and who holds the GOEIC registration.
