Know the Moroccan property market

Find your way around the six main city markets, know who buys and why, quote prices with sources, and compare off-plan, resale and rentals.

Clients expect you to know the numbers. In Morocco, that means knowing six very different city markets, the main buyer groups, and where to find reliable data. Always quote the source and the date: estimates from private valuers are not official statistics.

The national picture

The official reference is the real estate asset price index (IPAI), published by Bank Al-Maghrib and the ANCFCC.

  • In 2025, prices rose about 0.6% and sales about 3.1% (Finances News, March 2026).
  • In Q2 2026, transactions rose 11% quarter on quarter and 6.3% year on year, while prices edged up 0.7%.

In short: prices are broadly stable nationally, and activity is picking up. Do not promise fast price growth to a client.

Financing. Bank Al-Maghrib’s survey put the average property loan rate at 5.06% in Q2 2026 (Challenge). Higher rates slow local buyers who depend on credit.

The six main city markets

Price ranges below are private estimates for apartments, per square metre, from ReaConsult, Yakeey and Knight Frank. They show the order of magnitude, not a valuation.

CityWhat drives itExample areas and prices
CasablancaEconomic capital, deepest marketAnfa Supérieur and Ain Diab MAD 22,000 to 28,000; Bouskoura 9,000 to 13,000
RabatCapital, civil servants, embassiesSouissi 16,000 to 21,000; Temara 6,500 to 9,000
MarrakechTourism, second homes, foreign buyersPrime homes EUR 5,500 to 7,000 (Knight Frank)
TangierTanger Med port, industry, MRE from the northMalabata 11,500 to 15,000
AgadirBeach resort, winter visitorsFounty about 13,900; port sector about 20,400
FesMedina, university, low entry pricesVille Nouvelle about 7,800

A few highlights:

  • Casablanca. Casa Anfa, built on the former Anfa airport, and Casablanca Finance City attract executives. The southern suburbs of Bouskoura and Dar Bouazza suit families.
  • Rabat. The strongest of the big markets lately: sales jumped 61.2% quarter on quarter in Q2 2026, with prices up 1.9% (IPAI).
  • Marrakech. Knight Frank says prime prices are up 16% since 2023 and forecasts about 6% growth in 2026. Many medina riads are untitled, so title checks matter.
  • Tangier. Prices rose 2.3% quarter on quarter in Q2 2026, the fastest of the big cities (IPAI).
  • Agadir and Fes are more uneven: sales fell sharply in Q1 2026, then apartment sales recovered in Q2.

Who buys, and why

  • Local families, often buying a main home, sometimes with the direct housing aid: MAD 100,000 for a new home up to MAD 300,000, or MAD 70,000 up to MAD 700,000, for Moroccans who own no other home.
  • MRE (Moroccans living abroad). By June 2026, 24% of the more than 105,000 housing aid beneficiaries were MRE (Maroc.ma). They buy family homes, holiday homes and investments, often during summer visits.
  • Foreign buyers, mainly in Marrakech, Agadir and Tangier. Knight Frank names French, British and Belgian buyers as the core in Marrakech, with Middle East buyers rising. Bladi reported in 2026 that many well-off buyers rent for six months to a year before buying.
  • Investors, looking for rental income. Global Property Guide measured an average gross yield of 4.76% in Agadir in 2026. In Marrakech, Knight Frank says short-term riad lets can reach 7% to 10% gross.

Off-plan, resale and rentals

Off-plan. New projects are sold before or during construction. The law (VEFA, Laws 44-00 and 107-12) protects buyers with staged payments and guarantees, but Finances News reported in 2023 that developers rarely use it and prefer looser reservations. Lesson 6 covers this in detail.

Resale. Existing homes, often titled in cities. Your key checks are the land title, the seller’s identity and any mortgage.

Rentals. Long-term leases follow Law 67-12. They close faster than sales and often lead to a sale later, especially with newcomers who rent first.

How to talk about prices

  1. Quote the official IPAI for trends.
  2. Use private estimates for area prices, and name the source.
  3. Check recent comparable sales in the building or street.
  4. Never promise a return. Show the maths and let the client decide.

Key takeaways

  • Six cities, six different stories: learn one or two deeply.
  • National prices are stable, while sales are rising in 2026.
  • MRE and foreign buyers matter, but local families are the base of the market.
  • Always quote a source and a date.
