Lesson 7 of 8 · 9 min

Your first 90 days as an agent in Morocco

Find your first clients through portals, social media, referrals, open days and developers, build a daily routine and avoid the classic mistakes.

The first three months are about building a pipeline, not closing a big sale. Jobsquare says it takes 6 to 18 months to build a solid portfolio of mandates. Your goal for day 90 is simple: a few signed mandates, a list of serious buyers, a routine you can keep, and maybe your first rental closed.

Where clients come from

Portals. Jobsquare names Mubawab, Avito and Sarouty as the main listing sites. Learn how your agency publishes on them and how leads arrive.

Social media. Jobsquare calls Facebook and Instagram the most active property channels in Morocco. Post short videos of real properties, area guides and simple explanations (how the notary works, what the 4% duty is). Useful content builds trust faster than “for sale” posts alone.

Referrals and your network. Notaries, architects, bankers and developers’ sales teams all meet buyers and sellers. Jobsquare lists them as the network every agent should build.

Field prospecting. Flyers in your target streets, calls to owners, and word of mouth still work, according to Jobsquare. A neighbourhood where people know your face is worth more than a thousand random leads.

Open days and developer launches. Developers launch projects with sales events, and those bring buyers. Ask your agency which developers it works with, and attend launches in your area.

Renters who will buy. Bladi reported in 2026 that many well-off buyers in Marrakech rent for six months to a year before buying. Help them rent well, and you will often be their agent when they buy.

Before you message anyone

Under Law 09-08, the CNDP requires prior consent for marketing messages sent electronically, with a free and easy way to opt out. Build your list from people who asked to hear from you, and remove anyone who says stop.

Plan your calendar like a local

  • Work week: Monday to Friday, with some offices open Saturday morning (US Trade Administration). Friday is a working day.
  • Friday midday: many clients attend prayer, so offer morning or later afternoon slots.
  • Ramadan: public offices worked 9:00 to 15:00 in Ramadan 2026 (Bladi). Plan document requests early and keep meetings short.
  • MRE summer: Operation Marhaba ran from 10 June to 15 September 2026. That is when many Moroccans living abroad are home and can visit. Plan viewings and open days for those months.
  • Languages: French for business, Darija for rapport, Spanish helps in the north, and English for many foreign buyers.

A simple daily routine

  1. Morning: prospecting. A fixed number of calls or messages to owners and past contacts.
  2. Late morning: listings. Update portals with real photos, real prices and signed mandates.
  3. Afternoon: visits. Every visitor signs a visit slip.
  4. Late afternoon: follow-up. Call back every buyer you showed a property to.
  5. Evening: content and CRM. One post, and notes on every contact in your agency’s CRM or a simple spreadsheet.

Keep the routine for 90 days before you judge it.

Your 90-day plan

  • Days 1 to 30: learn your agency’s tools, the mandate template and the AML client file. Walk your areas and note prices.
  • Days 31 to 60: aim for your first signed mandates and a buyer list. Meet two notaries and one bank adviser.
  • Days 61 to 90: push for a first rental or sale, ask every happy client for a referral, and review what brought your best leads.

Mistakes to avoid

  • Showing properties without a signed mandate, then losing the fee when the client goes direct. Le Brief says missing mandates and visit slips are a common problem.
  • Accepting cash for part of a price. Since 1 July 2026, it costs the buyer an extra 2% above MAD 300,000.
  • Skipping the title check, especially on medina riads and rural plots held under a melkia.
  • Promising residency with a purchase. Morocco has no golden visa.
  • Rushing families. Big decisions are often made together, over several visits.

Key takeaways

  • Mix portals, social media, field work and a strong local network.
  • Get consent before marketing messages.
  • Plan around Friday prayer, Ramadan and the MRE summer.
  • Paperwork first: mandate, visit slip, client ID.
