Lesson 8 of 8 · 10 min

Money and growing your career in Morocco

Calculate your commission, understand how your income is taxed as an employee, company or auto-entrepreneur, and choose the right agency.

You now know the rules, the market and the deal. This last lesson is about your own money: how much you earn on a deal, how that income is taxed, and how to pick the agency that will help you grow.

Commission maths

Morocco has no legal commission rate. LesMRE gives 2% to 3% of the price as the norm, often 2.5%. Jobsquare estimates that agents keep about 30% to 50% of the agency’s commission, and that independent agents in networks can keep 50% to 70%.

The formula: price x commission rate x your split = your share.

Example figures:

  • Casablanca resale, MAD 2,000,000, 2.5% from the seller, 40% split. 2,000,000 x 2.5% = 50,000 to the agency. 50,000 x 40% = MAD 20,000 for you.
  • Marrakech villa, MAD 5,000,000, 2.5% from each side, 30% split. 5,000,000 x 5% = 250,000. 250,000 x 30% = MAD 75,000.
  • Long-term rental at MAD 9,000 a month, one month’s rent as fee, 50% split. 9,000 x 50% = MAD 4,500.

Try your own numbers with the commission calculator.

Work backwards from your target

Example figures: you want MAD 120,000 of commission a year. You earn 40% of a 2.5% fee, so each dirham of sales gives you 2.5% x 40% = 1%.

120,000 / 1% = MAD 12,000,000 of sales a year, or six flats at MAD 2,000,000.

Now you know how many mandates, visits and calls you need. Rentals fill the gaps while sales take time.

How your income is taxed

As an employee. Your salary is taxed on the income tax (IR) scale. Humantal gives the 2026 scale on annual net taxable income:

Annual net taxable income (MAD)RateAmount to deduct (MAD)
0 to 40,0000%0
40,001 to 60,00010%4,000
60,001 to 80,00020%10,000
80,001 to 100,00030%18,000
100,001 to 180,00034%22,000
Above 180,00037%27,400

Tax = income x rate, minus the amount to deduct. Example figures: on net taxable income of MAD 90,000, tax = 90,000 x 30% minus 18,000 = MAD 9,000. Net taxable income comes after deductions such as social contributions and professional expenses, so ask your employer’s payroll for your exact figure.

As a company (SARL). Upsilon Consulting gives a corporate tax (IS) rate of 20% on net profit below MAD 100 million in 2026. A minimum contribution of 0.25% of turnover, at least MAD 3,000, applies, with an exemption for the first 36 months of activity.

As an auto-entrepreneur, if eligible. Humantal gives a tax of 1% of turnover for services, a cap of MAD 200,000 a year, and an important rule for agents: if more than MAD 80,000 of your yearly turnover comes from one client, the part above is taxed at 30%. One big commission can cross that line.

VAT. ReaConsult describes 20% as the general VAT rate in property, but we could not confirm the rate applied to agency fees. Ask an accountant before you invoice.

Le Brief notes that registered agencies invoice and pay tax, while informal samsars usually do not. Staying on the right side is part of your reputation.

How to choose an agency

With no licence to check, check the business:

  1. RC and ICE numbers on its invoices.
  2. Written mandates and visit slips as standard.
  3. An AML process: client ID files and a named compliance person.
  4. Your fixed pay, split, targets and payout date in the contract, including deals that close after you leave.
  5. Training and leads: who trains you, and where leads come from.
  6. For foreigners: the agency files your TAECHIR contract before you start.

Next steps in your career

  • Year 1: learn one area, close rentals and first sales, build referrals.
  • Years 2 to 5: Jobsquare estimates confirmed agents earn MAD 8,000 to 18,000 a month in total, and seniors 15,000 to 30,000.
  • Later: specialise (luxury, off-plan, MRE clients), join a network as an independent agent, or found your own agency.
  • Keep proof of experience in case draft law 36.17 is adopted.

Before you start: final checklist

  • I know there is no licence today, and what bill 36.17 would require.
  • I have chosen my route: employee, company or auto-entrepreneur, if eligible.
  • If I am a foreigner, my contract will be visaed on TAECHIR before I work, and I will apply for my registration card after 90 days.
  • I have a mandate template, a visit slip and a client ID file.
  • I know my AML duties under Law 43-05 and how to report to the ANRF.
  • I refuse cash and check every power of attorney is registered at court.
  • I can explain buyer costs of about 6.5% to 7% and the seller’s TPI.
  • I have savings for a slow first year.
