Lesson 5 of 8 · 6 min
Know the Dubai market, areas, buyers and prices
Describe Dubai's main areas, who buys and why, recent prices and yields, and how off-plan, resale and rentals differ.
Clients do not pay you for opening doors. They pay you for knowing the market better than they do. This lesson gives you the big picture of Dubai.
The market in a few numbers
- 2025: a record AED 917 billion in real estate transactions, up 20%, across about 270,000 deals, with 129,400 new investors (Gulf News, DLD figures).
- Q1 2026: AED 252 billion across 60,303 deals, up 31% year on year (Dubai Media Office).
- Q2 2026: a cooler quarter. Savills counted 35,884 residential deals, down 19% on Q1, and about 27,300 homes handed over. Cushman & Wakefield reported prices down 4% and rents down 6% on the quarter, with about 32,000 more units due in the second half of 2026.
The lesson for you: Dubai moves in cycles. Do not tell clients that prices only go up.
Prices
Savills gives Q2 2026 averages of about AED 1,960 per sq ft for apartments (down about 4% on the quarter) and AED 1,646 per sq ft for villas and townhouses, while noting that prices remain above year-ago levels. Always compare on price per sq ft and on registered transactions, not on asking prices. See the Dubai market page.
Where foreigners can buy
Under Regulation No. 3 of 2006, non-UAE nationals can buy freehold only in designated areas, such as Dubai Marina, Palm Jumeirah, Emirates Hills, Jebel Ali and parts of Sheikh Zayed Road. Areas like Jumeirah and Umm Suqeim are mainly non-freehold, open to UAE and GCC buyers. Always confirm a plot’s status before you market it to a foreign buyer.
Key areas and who they suit
| Area | Typical client | Gross yield, H1 2026 (dubizzle) |
|---|---|---|
| Jumeirah Village Circle | Yield-focused investor, young tenant | About 7.0% (mid-tier apartments) |
| Arjan | Budget investor | About 6.8% |
| Business Bay | Professionals near Downtown | About 5.5% |
| Palm Jumeirah villas | Lifestyle buyer, high net worth | About 4.1% |
| Emirates Hills | Trophy home buyer | About 2.7% |
Other names you will hear every day: Downtown Dubai, Dubai Marina, Dubai Hills Estate, Jumeirah Lake Towers and Dubai South, a long-term growth corridor around the new airport. Explore them on Dubai areas.
Prime homes are bought for lifestyle and capital value, not yield. Gross yields ignore service charges and other costs, so the net figure is always lower.
Who buys, and why
- End-users who live in Dubai and want to stop renting. The population passed 4.8 million in September 2026.
- Investors, local and from abroad, looking for rental income.
- Residency seekers. Property worth at least AED 2 million can lead to a 10-year Golden Visa (u.ae).
The arguments they hear most:
- No personal income tax in the UAE (PwC).
- The dirham is pegged to the US dollar at 3.6725 since 1997, which removes currency swings for dollar buyers (and creates them for euro or pound buyers).
- Strong population growth, which supports housing demand.
Off-plan, resale and rentals
- Off-plan: buying from a developer before completion, with a payment plan. It was about 73% of residential sales in 2025 (Cavendish Maxwell) and 76% of deals in Q2 2026 (Savills). The developer pays the commission, often between 2% and 8% (Bayut).
- Resale (secondary): a ready home bought from an owner. Commission is usually about 2%, paid by the buyer. The buyer can move in or rent it out at once.
- Rentals: faster, smaller deals, usually 5% of the annual rent. Great for building a network in your first months.
Many beginners start with leasing, then add resale and off-plan as they learn.
Your homework
- Pick two areas.
- Note five recent registered sales and five rents in each (Dubai REST shows transactions).
- Write a one-line pitch for the client each area suits best.
Practise with Dubai areas and market cycles.
Market figures change every quarter. Check the official source and the latest reports before you quote a number to a client.
