Lesson 7 of 8 · 6 min
Your first 90 days as a broker in Dubai
Build a 90-day plan to find clients through portals, social media, referrals, open houses and launches, with a daily routine and mistakes to avoid.
You have your card. Now the real work starts. The National reported that new agents stay about three months on average, so these first 90 days decide whether you stay in the business.
Before day 1: protect your runway
Engel & Völkers estimates AED 6,000 to 15,000 a month for a leasing agent in months 0 to 6, from 2 to 4 rentals (December 2025). It is an estimate, not a promise, and The National reported that a first deal can take up to six months. Plan savings for several months with no commission. Use the savings calculator.
Where clients come from
1. Property portals
Your agency will most likely list on portals such as Bayut and Property Finder. Quality matters:
- On Bayut, Checked confirms the listing documents (Form A, title deed, owner ID) and TruCheck adds an on-site photo check. Both help listings rank higher.
- On Property Finder, SuperAgent status requires, among other things, a verified profile, at least 5 active listings with high quality scores, a transaction in the last 90 days and a 4.0 rating. It is recalculated every month.
Reply fast. The Harvard Business Review study on online leads found that only 37% of companies replied within an hour. Be in the fast group.
2. Social media
- Pick one niche and one or two areas. People refer “the JVC rentals person”, not a generalist.
- Post your own videos and analysis. Instagram said in 2024 that original content replaces identical reposts in recommendations.
- Every property advert still needs its DLD permit. If you pay someone else to promote you, they need the UAE Media Council advertiser permit.
3. WhatsApp
A broadcast list reaches up to 256 contacts, but only people who saved your number receive it. Replies come back privately, which is more respectful than a group.
4. Referrals
Past clients are the best source over time. In the US, NAR’s 2025 survey found that 66% of sellers found their agent through a referral or had used them before. Ask every happy client: “Do you know anyone else looking in Dubai?”
5. Open houses and developer launches
- An open house needs a DLD permit: AED 1,000 plus AED 20 knowledge fee for most types. Collect visitors’ details with consent and follow up within 24 hours.
- Developer launches matter because off-plan is the biggest part of the market (lesson 5). Ask your agency which developers it is registered with.
A daily routine that works
| Time | Task |
|---|---|
| 9:00 to 11:00 | Prospecting block: calls and messages, phone on silent |
| 11:00 to 13:00 | Follow-ups, listings, permits, CRM updates |
| Afternoon | Office work, content, training |
| Late afternoon and evening | Viewings in cooler hours |
Keller Williams’ model puts lead generation first, in a protected time block, every day. Calls must stay between 9 am and 6 pm, from company-registered numbers (Cabinet Resolution 56 of 2024).
Work backwards from your goal
Say you want 2 deals a month, you need 10 viewings per deal, 5 conversations per viewing and 5 calls per conversation:
- Viewings: 2 x 10 = 20 a month.
- Conversations: 20 x 5 = 100.
- Calls: 100 x 5 = 500 a month, about 23 a day over 22 working days.
Your own ratios will differ. Track them and fix the weakest step. A habit study (Lally et al.) found it took 66 days on average to make a behaviour automatic, so give your routine time.
The 90-day plan
- Days 1 to 30: learn your agency’s CRM and Trakheesi, walk your two areas, note prices and service charges.
- Days 31 to 60: daily prospecting, join senior colleagues on viewings, start posting useful content.
- Days 61 to 90: a pipeline you review every week with your manager: new, contacted, viewing, offer, closed.
More detail in your first 90 days.
Mistakes to avoid
- Advertising a property without a Form A and a permit.
- Calling from your personal number, or calling after a refusal.
- Buying databases instead of using RERA’s Green List and your own contacts.
- Promising returns or price rises.
- Showing a listing you have not verified with the listing agent.
- Waiting until tomorrow to answer a lead.
Practise with marketing, sales skills and mindset.
Platform rules and permits change. Check the official source before you act.
