The market in Bangkok
Bangkok took 7,029 foreign condo transfers worth 35.39 billion baht in 2025, the largest foreign market in Thailand (REIC data).
Bangkok is Thailand's largest market for foreign condo buyers and the base of the international consultancies and the big local agency chains. In 2025, foreigners bought 7,029 condo units in Bangkok worth 35.39 billion baht, close to half of all foreign condo transfers in the country, at an average of about 5 million baht a unit (REIC data, Khaosod English, March 2026). Chinese buyers lead, followed by buyers from Myanmar, whose 2026 purchases are concentrated in Bangkok (The Nation, August 2026). Brokerage itself is reserved for Thai nationals, so foreigners here work in international sales, marketing and advisory roles.
- Foreign buyers
- Foreigners can buy condo units freehold within each building's 49% quota, but not land. Bangkok took 7,029 of the 14,899 condo units transferred to foreigners in 2025 (REIC data). In the first half of 2026, foreign transfers nationally fell 8.8% in units, while American buyers paid the highest average price, about 6.6 million baht a unit (The Nation, September 2026).

- Agent licence
- No licence is needed. Thailand has no state broker licence and no mandatory exam, so anyone legally allowed to work can be a property agent (Themis Partner, 2025; Thaiger, May 2026). Credibility comes from elsewhere: membership of TREBA, the international CIPS designation from the US National Association of Realtors for agents serving foreign buyers, and the agent certifications run by portals such as DDproperty. An agency is an ordinary Thai limited company registered with the Department of Business Development, with the usual anti-money laundering duties. No draft law to create a broker licence was found in the 2025 and 2026 legal guides consulted, so the profession should be described as unlicensed rather than as about to be regulated. The full guide
