Real estate careers in Batumi

Jobs, districts, where to invest, agencies and training for agents in Batumi, Georgia. The country has no licence for real estate agents, but since 1 March 2026 foreigners need a work permit to work as agents, employed or self-employed.

The market in Batumi

17,478 apartments were sold in Batumi in 2025, up 15%, and foreigners made 52% of the sales (Galt & Taggart via Investor.ge).

Batumi, on the Black Sea in the Adjara region, is Georgia's resort city and its foreign buyer market. 17,478 apartments were sold in 2025, up 15%, for a market of about $1.3 billion, and the average turnkey price reached $1,865 per sqm, against $1,699 in 2024 and $1,569 in 2023 (Investor.ge, April 2026, citing Galt & Taggart). Sales kept growing in 2026: 7,838 apartments in the first half, up 11.4%, worth $507 million (Eva Estate, August 2026, citing Colliers). Agencies sell heavily to foreigners in Russian and English, over WhatsApp and Telegram, and on new builds the developer usually pays the agency fee.

Foreign buyers
Foreigners made 52% of Batumi sales in 2025, with Israelis at 13% of all sales (Investor.ge, April 2026), and again 52% in August 2026 (Business Media Georgia, September 2026). Colliers counted 16% Russian and 9% Ukrainian buyers at the end of 2025 (Commersant, December 2025), and demand from Israel and the Middle East is growing while Russian demand declines (Investor.ge, October 2025). Foreigners buy apartments freely, and a property worth at least 150,000 USD can support a residence permit since 1 March 2026.

Agent licence
No licence is needed. Georgia has no state licence, exam or register for real estate agents (TbilisiExperts, July 2026), and no 2024 to 2026 law or draft law on agents was found. Agents are not covered by the anti-money laundering law either, which MONEYVAL called a moderate shortcoming in December 2024. Credibility comes from GNARE, which says it is the only Georgian partner of the US National Association of REALTORS and the only body allowed to use the REALTOR trademark in Georgia. It runs a voluntary agent certification course accredited by CEPI, at 750 GEL for members and 900 GEL for others, and publishes a list of certified agents (GNARE, October 2026). An agency is an ordinary registered business: an individual entrepreneur (IE) or a limited liability company (LLC), registered at a House of Justice or the Public Registry, which assigns a tax ID automatically. Where to invest in Batumi

Where the market is moving, with the facts behind it. Not investment advice: check each property and its figures before you advise a client.

  1. Old BatumiThe historic centre is the most expensive part of the city, above $3,000 per sqm, while the periphery sells below $1,500 (Investor.ge, April 2026). The gap is wide, so pricing a unit correctly matters more than anywhere else in the city.
  2. New builds on the periphery, with careThe cheapest entry point, but surveyed developer projects held about 12,400 unsold apartments at the end of 2025, up about 14% (Investor.ge, April 2026). Oversupply means slower resale and pressure on rents, so check the developer, the permit and what is still unsold nearby.
  3. Foreign buyer demandForeigners made 52% of sales in 2025 and Israelis alone 13% (Investor.ge, April 2026); in August 2026 foreign buyers again made 52% of the 1,235 sales (Business Media Georgia, September 2026). Agents who speak Russian, Hebrew or English and answer fast on WhatsApp or Telegram have the edge.
  4. Holiday and long-term rentalsThe gross yield fell from 8.8% to 7.4% in 2025 (Investor.ge, April 2026), and the 2026 outlook is flat primary sales with prices up 4% to 6%. Show clients realistic net returns, not developer brochures.
